This month, Ruby chats with Gerard Smith and Daniel Lewis from FreeAgent 247 – who are Turning Worcestershire Gold in their bid to change the way we think about selling our homes.

My alarm goes off and…

G – I’m alive!

D – My alarm goes off at 6am and I tend to do a check through my emails and mentally list priorities for the day. I visualise the day ahead and do take a moment to make sure I say a little thank you …

G – I don’t have an alarm, although I do check my phone as soon as I wake – always before 5am – and tend to the more urgent queries.

How did you two meet?

D – I first emailed Gerard over a decade ago with my idea to be the best estate agency in the County. We’ve been in touch ever since, our paths crossed through Strictly Worcestershire – I sponsored the first year and danced in the second.

G – I had the FreeAgent247 idea over two and a half years ago, so when I was ready to move forward it seemed clear to me that Dan was the right fit.

I’m responsible for…

G – I manage the daily administration and activities, acting as a sounding board for Dan as well as supporting and challenging him in his role as Managing Director.

D – I concentrate on creating and sowing opportunities to gain listings, implementing ideas, and strategies that have not been created before.

 How do people find out about you?

D – We have some stand out marketing! You may have seen our gold boards popping up around Worcestershire – with our golden ‘free bird’ and tag line:  ‘turning Worcestershire gold’. That was a great idea from Darren Wilkins at City Signs actually! And our logo is also our website address, so it directs people directly to our website.

G – The future of estate agency is emergent, the future is free – and we’re making the present free too.

My typical day…

D – We start at 8am with a face-to-face meeting. We have a weekly plan, a structure to our working day, week, month and we stick to it.

G – I’m usually on the road, engaging with customers and responding to their needs. I’m flexible and have many offices – including the Chateau Impney, Stanbrook Abbey – wherever my day takes me. As the name suggests, we make ourselves available 24/7 and have lots of appointments in lots of different places across our County.

What is your target market?

D – I started selling homes in St John’s ten years ago and our target market still reflects the areas I grew up in. My back yard!

What’s on your to-do list?!

D – List? I have more than one. The top of my first list is ‘who can help today’…

What’s at the bottom of your list?

D – My next steps, what I’m doing moving forward.

 So, how do you make your money?

D – When we’ve negotiated the best price for our clients, the purchasers will pay an additional fee, on top of the agreed sale price, which forms part of the contract and is payable via solicitors, and on completion only. So, when you sell your home – you pay nothing at all! We pay for specialist photography, videography, site plans (or floor plans) and digital marketing campaigns. And yes, you’ll be on Rightmove too!

 What I wanted to be when I grew up?

D – In property, as an estate agent!

G – An actor! I trained as an actor, after practicing surveying for years, and began a theatre company called ‘The Man in the Moon’ on The King’s Road, Chelsea. I was rubbish! The Time Out reviews told me so!

D – We both love a bit of networking!
